Will you handle the planning permission process?

Yes, we’ll manage the entire planning permission process from beginning to end. This includes surveys, planning consultants, environmental reports, and of course, application submissions.

How will I know if my land is suitable for development?

Before providing you with a valuation, we’ll carry out a detailed assessment of your land, working out the best type of development that it could support. We’ll then guide you through the next steps of the process, giving you the knowledge you need to get the most money possible for your land.

What type of valuation will my land receive?

We’ll provide you with two valuations for your land. First, we’ll tell you its Existing Use Value, which is what your land is worth today. Then, we’ll provide a Development Value, which is what it could be worth with planning permission. The aim of our work is to maximise the sale of your land by securing planning permission that will greatly increase its value.

How long will the process take?

The length of time that the process will take depends on the council and the unique complexities of the site. However, the initial assessment usually takes up to 72 hours, with legal agreements taking between two to four weeks. Planning preparation can take up to 12 weeks, whilst a council decision may take between eight to 16 weeks. We’ll guide you through each step as it happens.

What if my planning permission is refused?

If your planning permission is refused, we’ll either amend and resubmit the application, or step away from the deal with no cost to you. Your land will remain yours, as it was before you got in contact with us.

Will a planning permission application affect how I currently use my land?

A planning application is unlikely to affect how you currently use your land. Many landowners, whether they’re farming, renting, or living on their land can continue to do so whilst the process is ongoing. Temporary access may be required for surveys, but we’ll arrange this with you in advance.
